House Rules
Quiet hours
Quiet time begins at 9:00PM EST and remains in effect until 8:00AM EST.
Pet Policy
Pets are permitted in the home only with prior approval. $150 per pet fee applies. All pets must be leashed outdoors at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture or in the pool at any time. Any evidence of pets on furniture or in pool will incur extra cleaning fees. The home owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
Maximum Occupancy
The home may comfortably accommodate 16 people depending on number of children. The maximum number of guests is limited to eight (8) persons at the stated rental rate. An additional charge of $25.00 per person per night for additional guests will be assessed. Guests on the property at any one time are limited to 150% of the number of prior approved guests without approval.
Good Human Policy
If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
Noise Monitors
This home has noise monitors installed. This is to make sure that the activity taking place on the property is not disruptive to our neighbors during sleeping hours (9pm to 8am). You will be given one (1) warning, and if the noise level is not lowered to an acceptable level, law enforcement will be contacted and you will be asked to vacate. Tampering with or disabling the noise monitors will result in a forfeiture of your security deposit, and immediate eviction.
Damage Deposit
A security deposit of $300 is required. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met:
- No damage is done to the home or its contents, beyond normal wear and tear. Normal wear and tear does NOT include scuffs or scrapes on walls, stains on carpets, scratches or stains on furniture, etc.
- No linens or towels are lost or damaged.
- No early check-in or late checkout without prior permission.
- The renter is not evicted by the owner (or representative of the owner), or law enforcement.
- If damage results in repair, cleaning, and/or replacement costs exceeding the damage deposit, renter agrees to pay seller directly for actual costs incurred to return property to the condition prior to renter taking possession.
Inclusive Fees
Rates include a one-time linen & towel setup for each bedroom and bathroom. Toilet paper, paper towels, hand soap, laundry detergent, dishwasher tabs, and some coffee may be provided to get you started and does not need to be replaced. Propane for the normal use of provided grill is also provided, please be safe and use at your own risk.
Security Camera
The home is equipped with external security cameras. Even though it is a very safe area, and we have never had any issues with break-ins, the cameras protect our home and your property while you are staying there. There are no cameras inside, and no cameras are aimed at the pool or backyard. They do not zoom, pivot, or swivel. Your privacy is very important to us. Tampering with the security cameras or equipment will result in a forfeiture of your security deposit and replacement costs.
Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Staff
Occasionally professional staff will be on site. They include, but are not limited to, lawn mowers, pool cleaners, landscapers, and repair personnel. They are expected to act in a courteous manner and interfere with your vacation as little as possible. Please be respectful of the job they are there to do.
Parking
Parking is allowed in the driveway. No parking is ever allowed on the lawn at any time.
Pool
No children under the age of 18 permitted in pool at any time without adult supervision. When using the pool, remember there is a certain health risk associated. Use at your own risk. The owners are not responsible for any injuries resulting from use including injuries resulting from faulty or defective equipment. The shallow end of the pool is very shallow. No diving is permitted. The pool uses chemicals to keep the water clear and stop algae from growing. Professional pool cleaning will take place weekly. You are responsible for any additional cleaning that is required. No food, drinks, or glass in pool or on pool deck.
Gym/Exercise Equipment
If gym or exercise equipment is used please be very careful and do so at your own risk. The owners are not responsible for any injuries resulting from use including injuries resulting from faulty or defective equipment.
Water and Septic
This home is on a city water and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that anything other than toilet paper has been flushed and clogged the septic system, you will be charged for damages.
Storm Policy
No refunds will be given for hurricanes or storms. Florida can have excessive rain and vast temperature changes. We do not provide refunds due to unforeseen weather conditions.
Amenities
You are renting the home. Every effort is made to make sure everything is in working order. Just like in any other home, things can and do break. Pools and hot tubs are prone to issues and may, at times, be unusable. Power outages occur, septic issues arise from time-to-time. We will make every effort to make sure anything that is not in working order is repaired as quickly as possible, but we do not give refunds or discounts in these situations.
Travel Insurance
We highly recommend all guests purchase travel insurance. We have to stay firm to our cancellation policy even if an unforeseen emergency causes you to need to cancel last minute.
Liability Disclaimer
The home is privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities.
Property Damage Responsibility
The homeowners are not responsible for the loss of personal belongings or valuables of the guest.
Risk Acknowledgment
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
